What guests say

The resort report card

We don’t recycle other sites’ reviews, but the published scores are worth reading together: guests praise the launch ramp, docks and beaches, the friendly office and the gated security, while tight sites, little shade, noisy neighbors, Wi-Fi only in the clubhouse and a strict refund policy pull some scores down.

Our take: an older, gated mobile-home and RV community on the Island with real boating perks: a private ramp, 90-plus slips and swim beaches, plus weekly and monthly rates that suit snowbirds. Expect park models all around, tight sites with little shade and strict refund rules.

Sam’s Beachcomber is a large, gated community on the Island that mixes mobile homes and park models with a section of RV sites. Many neighbors are full-timers or snowbirds, and the private ramp, docks and beaches are the big draw. The trade-offs are tight sites, older surroundings and strict refund rules.

Best for

  • Boaters: the launch ramp, more than 90 slips and the swim beaches are inside the gates.
  • Snowbirds: weekly and monthly rates are posted, with winter monthly stays from $875.
  • Big rigs: listings describe pull-thru sites up to about 60 ft.
  • Anyone who wants to be minutes from the London Bridge and the Bridgewater Channel.

Consider this

  • It’s mostly mobile homes and park models, and the RV sites are a smaller section of the park.
  • Reviewers describe sites close together with little shade, and most don’t face the lake.
  • Wi-Fi is in the clubhouse only, and one RVer reported spotty AT&T service.
  • Refund rules aren’t posted, and a 2026 reviewer says the office offered a rebooking instead of a refund.

Good to know before you pull in

Five things that change your booking

Ask these on the phone before you reserve.

  • What happens if I cancel or leave early? The refund policy isn’t published, so get it in writing before you pay.
  • Can I get a pull-thru? Give the office your length; listings say pull-thrus run to about 60 ft and back-ins about 40 ft.
  • Is there a site with a lake view? Most RV sites don’t have one, so ask what’s open for your dates.
  • How is electric billed? Monthly guests pay $0.18 per kWh plus a $9 pedestal fee; confirm what’s included for shorter stays.
  • Is my dog allowed? The posted rules allow two pets, and Pit Bulls, Chows, Dobermans, Rottweilers and wolf hybrids aren’t allowed.
