What guests say
The resort report card
We don’t recycle other sites’ reviews, but the published scores are worth reading together: guests praise the friendly owners, the clean restrooms and laundry, the heated pool and hot tub and the short walk to the launch ramps, while tight sites, an entrance behind a gas station, an oversold lake view and some brusque front-desk encounters pull scores down.

Campbell Cove is a family-owned park that opened in 2007 behind the Campbell Cove 1-Stop on the north side of town. It isn’t on the water, but the Windsor Beach launch ramps are half a block away, and many guests stay for a month or the season. Value and the pool are the draw; elbow room is not.
Best for
- Boaters: the Windsor Beach launch ramps are half a block away, and boat storage is on site.
- Budget travelers: posted winter rates start at $60 a night, with Good Sam, military and Passport America discounts.
- Snowbirds and summer boaters who want posted monthly rates and a $480 summer RV-and-boat special.
- Anyone who wants a heated pool and hot tub without resort prices.
Consider this
- Reviewers say sites are tight, and slides and awnings can be hard to put out.
- The entrance is behind a gas station, and the signs are easy to miss.
- The lake view from deluxe sites is across AZ-95; there are no waterfront sites.
- Wi-Fi at the sites and 50 amp service cost extra, and only half a deposit is refundable.

Five things that change your booking
Ask these on the phone before you reserve.
- Will my rig fit? Standard sites are billed as 40-ft sites, so give your length and slides when you call.
- What are this winter’s rates? The posted table covers October 2025 to April 2026.
- Is a deluxe lake-view site open? They cost $10 more a night in winter; ask how much lake you’ll actually see.
- What does Wi-Fi cost? It’s $5 a day or $40 a month at the sites and free in the clubhouse.
- What if my plans change? You get half your deposit back with 14 or more days’ notice, and nothing for holidays or early departures.
