We don’t recycle other sites’ reviews, but the published scores are worth reading together: RVers love the bay location, the staff and the value next to Campland, and mark it down for tight sites, the dirt-lot feel of the North section and holiday noise.

Before you book

Plan your stay

Everything that decides whether Mission Bay RV Resort fits your rig, your dates and your budget, in one place.

Our take: a well-placed bayfront RV resort with full hookups at every site, a heated pool and Campland’s extras next door, for less than Campland charges. Sites are tight, the North section is unpaved with no dump station, and holiday weekends get loud, so choose your section carefully and confirm your total with tax and fees.

Mission Bay RV Resort is a full-hookup RV resort on city-owned land at De Anza Cove, run by Terre Vista Management, the company behind Campland next door. In July 2025 the city extended its lease, though it can end it with two years’ notice for the planned De Anza Natural wetland restoration.

Best for

  • Bay lovers: the South section has Bay View and Beachfront sites, and the De Anza Cove beach is just outside the gate.
  • Value seekers: winter rates start at $73 a night, below Campland’s, and guests can use Campland’s marina, cantina and market.
  • Cyclists and walkers: about 14 miles of bay paths start at the resort.
  • Winter stays: extended stays of up to 89 nights are offered in the off-season.

Consider this

  • Sites are tight; site quality (3.3) is Campendium’s lowest score, and reviewers call the North section a dirt lot.
  • There’s no dump station on site, and no generators are allowed.
  • Holiday weekends bring party noise, and public foot traffic passes through the area.
  • Strict dog rules: several breeds are banned, and pets aren’t allowed on the beach, pool deck or lawns.

Good to know before you pull in

Five things that change your booking

Ask these on the phone before you reserve.

  • What will my total be? Give your dates, rig length and party size and ask for the price with the 12.75% tax and fees.
  • South or North? South is paved with cable TV; North is unpaved, and its hookups sit at the site entrance, so you may need a longer cord and hose.
  • Is my dog allowed? Pit-bull types, Rottweilers, mastiffs, Akitas and several other breeds are banned.
  • When can I stay long-term? The resort’s pages give different extended-stay windows (Sept 8–June 30 and Oct 1–May 15), so confirm your dates.
  • What time is check-out? The rules say noon and the FAQ says 11 a.m.; late checkout must be arranged before 10 a.m.

Frequently asked questions

A few details before you hit the road.

About 15 minutes by car. The resort is about 5 minutes off I-5, with SeaWorld about 5 miles away and Old Town about 6.

Usually. The resort lists a 45 ft maximum, and RVers on Campendium report rigs up to 45 ft. In the North section, Large Standard sites take rigs of 40 ft and over; give your exact length when you book.

2026 rates run from $73 a night (North Standard, winter weekdays) to $294 (South Beachfront Super, summer weekends), plus 12.75% occupancy tax and fees. Weekly rates start at $460 and monthly at $1,550 in the off-season.

No, there isn’t one on site. Arrive with empty tanks and ask the front office at (858) 270-4300 where to dump nearby.

Yes, dogs and cats: up to three per site (two on extended stays) on a 6-ft leash, with a daily pet fee. Several breeds are banned, and pets can’t go on the beach, pool deck or lawns.

Not soon. In July 2025 the City of San Diego extended the lease, but it can end it with two years’ notice for the De Anza Natural wetland plan, which the operator expects is 15–20 years away.

Both are run by Terre Vista Management, half a mile apart. Mission Bay RV Resort scores better for noise on Campendium and starts lower in winter, and its guests can use Campland’s marina, cantina and market.
